As a partner in this development, brokerage and property acquisition company, Richard represents clients ranging from 100,000 SF grocery stores to 1,000 SF quick serve restaurants.  In his career he has represented Bally Total Fitness in more than 20 markets around the country, utilizing a vast network of broker partners to procure locations throughout the country.  In addition he has been involved in the representation of grocery stores throughout the Chicago market, built and sold developments for his own portfolio, and handled the leasing for a number of developers and institutions.

Urban Retail Services, Inc. | President,1998-2001
Responsible for the leasing of Urban Investment Trust portfolio consisting of over 3 million square feet of existing retail and office space and new retail developments, with development focusing on underserved communities. Developer of the Laurel Center re-development, a 500,000 square foot shopping center in Laurel, Maryland. Negotiated lease termination of two anchor tenants, Kids R Us and Hoyt Cinemas, and negotiated transactions with Lowes Home Improvement and Homelife. Handled all aspects of entitlements with the City of Laurel and coordinated construction. Completed 15 Bally Total Fitness transactions in Chicago, Washington, Maryland, Dallas, Houston, San Antonio, and Salt Lake City.

Grubb and Ellis Company | Sr. Vice President, 1993-1998
Focused on retail brokerage and tenant representation. Named master broker for Bally Total Fitness, comprising 28 markets nationally. Completed 25 store roll out of Murray's Discount Auto Stores in Chicago. Developed and leased The Lawndale Plaza Shopping Center located at Roosevelt and Kedzie in the North Lawndale community of Chicago. 150,000 square feet development completed in Chicago's empowerment zone and only retail property in Chicago to enjoy the 7-B tax designation.

Implemented leasing and marketing program for portfolio of in-house properties and developments. Urban's focus was providing developments in underserved inner city markets. Oversaw the leasing portfolio of over 3 million square feet of retail property. Completed Bally Total Fitness transactions in the Denver, Colorado Springs, Detroit, Atlanta and Chicago markets.

Grubb and Ellis Company | Vice President, 1993-1998
Formalized relationships with national retailers and created infrastructure for "roll out" programs for Murray's Discount Auto Stores, Sam Ash Music in Chicago, and Bally Total Fitness nationally. As a principal, developed and leased the Lawndale Plaza, a 150,000 square foot neighborhood shopping center located in the North Lawndale community of Chicago, the first development completed in Chicago's Empowerment Zone and the only retail property in Chicago to have a 7-B Tax status.

Created retail division within established Management and Investment Company. Organized and implemented marketing and leasing program for Benjamin E. Sherman portfolio and third party properties.

Kahan Properties | 1987-1990
Leased and managed company's portfolio of retail and industrial properties. Included in assets was the initial lease up of The River Pointe Shopping Center, a 300,000 square feet community shopping center, and the first grocery anchored shopping center in Chicago's now booming Clybourn Corridor.
